I've been noticing this type of problem for many, many REITS. In some cases they have disaggragated the dividends into component parts (income vs. return of capital), showing two dividends in a quarter on the Dividend History tab. They sometimes add up to the total payout, but it has confused the presentation of dividend history. In the case of GMRE, they show two payments in Q4 of 2020 that add up to the total dividends actually paid for the whole year.
