Adjusted funds from operations (AFFO)

Some of seeking alphas payout % of adjusted funds from operations doesn’t seem correct. For instance the stock PEI payout is listed at 76.24% on SA while simplysafedividends.com lists it as 108% and a projected 112% payout from analysts. I think seeking alpha needs to fix this metric because it’s not correct on a number of REIT stocks.
